Opus Land to develop 4-acre scheme as part of the new Community Development Project on Gallows Hill in Warwick
Opus Land is delighted to have completed the purchase and onward sale to Rybrook BMW of a prime 4-acre site on Gallows Hill, in a move which will make way for the relocation of local BMW retailer Rybrook Warwick to a new flagship purpose-built BMW Centre. This deal brings Rybrook’s total investment into the district to c.£13million.
The site, located next to the Warwick Technology Park has been purchased from Warwick District Council and has already been granted planning permission, which will bring further investment and jobs to an area which is already home to IBM UK, Siemens ITCL and the National Grid.
Opus Land, the West Midlands based property developer will be carrying out the development of the site on behalf of Rybrook BMW, which is part of a much larger community development project of a hotel, community stadium, athletics track, new schools, community and neighbourhood centre, new park and more than 1100 homes as well as extensive highway and footpath/cycling improvements.
The plans for the brand new Rybrook Warwick BMW Centre, which is relocating from its current Heathcote Lane dealership to this new “super site”, include a brand new state of the art workshop with increased MOT and servicing facilities, office space, staff facilities, spacious indoor showroom facilities to showcase the latest BMW products, extensive outdoor car display area and customer parking.
Sustainability and social responsibility had a heavy influence in the site plans throughout, with Opus Land and Rybrook BMW creating a best in class development integrating sustainable technologies and renewables where possible.
Planning permission for a hotel has also been granted on the land adjoining the showroom.
Construction is due to complete January 2022.

RETAIL: Stove Works Retail Park, Royal Leamington Spa
Opus Land and Savills Investment Management purchased a brownfield site, which was formerly a Ford Factory car park and obtained planning for a 60,000 sq. ft retail space, located just 0.5 miles from the town centre and 15 minutes’ walk from the train station.
INDUSTRIAL: Prospero, Ansty
Together with their joint venture partner, Manse LLP, and on behalf of Rolls-Royce, Opus Land are delivering more than 2 million sq. ft of space at Prospero, Ansty, starting with a 490,000 sq. ft manufacturing facility for Meggitt PLC.
WAREHOUSE: Conneqt Alpha
Opus Land and Bridges completed an 153,800 sq. ft unit with 16 loading doors at the Kingwood Lakeside Business Park in Cannock.
OFFICES: 54 Hagley Road, Birmingham
A 160,950 sq. ft multi-let office, three miles from Birmingham city centre which underwent a comprehensive refurbishment programme by Opus Land and was sold for £24.25m.
