Works have begun on the new Grade A office development in Wolverhampton
Groundworks are now underway to prepare for the construction of Cadent’s new office facility in Wolverhampton. The scheme is being developed by Opus Land and funded by the Fiera Real Estate Long Income Fund UK.
The 2.95-acre site sits in a prominent location on Planetary Road, less than a 30-minute drive from Birmingham city centre. Once complete, the scheme is set to become of the most significant regional HQs, comprising 25,000 sq ft of Grade A office space and a 5,300 sq ft warehouse.
The scheme has been designed to achieve leading ESG standards, including a BREEAM Excellent and EPC A rating. Some of the sustainable features include solar panels on the roof to supplement power supply, rainwater harvesting for toilet flushing and 10% of car parking spaces having EV charging points.
Opus Land achieved planning for this prime development early this year, with construction due to complete in Q2 2022, at which point occupiers Cadent Gas Ltd will be welcomed to the premises on a 20-year lease. The facility will bring together two existing functions making it the regional hub for Cadent’s West Midlands network.
The team at MCS Group have been working hard with mobilisation and enabling works and are now preparing the site for the first phase of construction. Keep an eye on the Opus Land website for regular updates on this new scheme.
RETAIL: Stove Works Retail Park, Royal Leamington Spa
Opus Land and Savills Investment Management purchased a brownfield site, which was formerly a Ford Factory car park and obtained planning for a 60,000 sq. ft retail space, located just 0.5 miles from the town centre and 15 minutes’ walk from the train station.
INDUSTRIAL: Prospero, Ansty
Together with their joint venture partner, Manse LLP, and on behalf of Rolls-Royce, Opus Land are delivering more than 2 million sq. ft of space at Prospero, Ansty, starting with a 490,000 sq. ft manufacturing facility for Meggitt PLC.
WAREHOUSE: Conneqt Alpha
Opus Land and Bridges completed an 153,800 sq. ft unit with 16 loading doors at the Kingwood Lakeside Business Park in Cannock.
OFFICES: 54 Hagley Road, Birmingham
A 160,950 sq. ft multi-let office, three miles from Birmingham city centre which underwent a comprehensive refurbishment programme by Opus Land and was sold for £24.25m.
